many apps support zeroconf (aka rendezvous, bonjour): pidgin, empathy/telepathy, etc. i use empathy.

Try Open Fire
Open Fire is an open source LAN chat software, can be integrated with open ldap, web administration, easy to install, different free plug-ins available. I am running this software in my organization with 200+ users
the advantage of apps that use zeroconf is that you don't need a server.
